We’re an independent, Gold Coast–based project/development manager (not a builder or town planner), focused on getting you the best outcome for your block - not just an approval.


We turn the Gold Coast City Plan into plain-English options, real numbers, and a workable timeline, then coordinate the right consultants and keep the job moving. You deal with one person; we handle the rest.

  2. Detailed Proposal — what it looks like, what it costs, how we’ll get it approved.
  3. Proceed — we manage approvals and delivery end to end.

Price: $1,950–$2,950
Turnaround: 5–10 business days
Outcome: A clear, costed plan you can act on.


You get (Report + Consult):

  • Diagrammatic test-fit / yield (not for construction)
  • Budget estimate range (capex bands, key allowances, contingencies)
  • Approvals plan (which

  • Programme to approval and delivery, top risks with mitigations
  • Consultant brief pack (ready to request quotes)

  • Desktop design/test-fits, numbers, programme, risk summary


Excludes:

  • Certified engineering/architectural design
  • Application lodgements and authority fees


Credit:

  • $750 credited to Step 3 if you proceed within 60 days

We co-ordinate consultants, manage approvals & costs through to completion.


Price: from $6,000 for approvals management. Delivery either fixed monthly or 5–8% of works
Turnaround: As per the programme set in Step 2
Outcome: Approvals and delivery managed end to end by one point of contact


You get:

  • Appointment and coordination of surveyor, to

Price: from $6,000 for approvals management. Delivery either fixed monthly or 5–8% of works
Turnaround: As per the programme set in Step 2
Outcome: Approvals and delivery managed end to end by one point of contact


You get:

  • Appointment and coordination of surveyor, town planner, engineers, certifier, and project management
  • Lodgement and management of approvals (development /subdivision/ operational works / building)
  • Handling of RFIs and conditions negotiations
  • Tendering and letting of works; programme and cost control; claims/ variations
  • Close-out to plan sealing & titles or practical completion/handover; defects & warranties


Includes:

  • One lead contact managing scope, timeline, budget and consultants
  • Milestone plan and regular progress updates

Excludes:

  • Build contract sum, authority/ contribution fees, third-party charges
